A Victorian suburb on clay

Selhurst grew in two bursts: first after the Croydon Canal opened in 1809, and again once Selhurst station opened in 1865. Most of the streets around the station, Selhurst Road and Holmesdale Road are terraces from that second wave, with back additions, shared chimney stacks and, more and more, loft dormers.

The ground here is London Clay, at the foot of the slope that climbs north through South Norwood to the Norwood Ridge and Crystal Palace. Clay was once dug for brickmaking between Holmesdale Road and Whitehorse Lane. The same clay sits under today's foundations, shrinking in dry summers and swelling in wet winters, which is why so many local houses have old hairline cracks long before anyone builds next door.

What we see most in SE25 and CR0

  • Rear dormer lofts on two-storey terraces, with beams into both party walls.
  • Side-return kitchen extensions, built up to the boundary with next door's back addition.
  • Chimney breasts taken out downstairs, with the stacks kept on the roof.
  • Houses split into flats, where the floor between flats counts as a party structure.

Matchdays

When Crystal Palace are at home, the streets around Selhurst Park fill up for hours either side of kick-off. We plan site visits and schedules of condition around the fixture list, so nobody spends an hour looking for a parking space.

Questions people ask

Are you near me?

If you are in Selhurst, South Norwood, Woodside or Thornton Heath, we are probably within a mile or two of your front door.

My house is a terrace near Selhurst Park. Will my loft need notices?

Almost certainly. A rear dormer on a terrace usually puts beams into both party walls, so both neighbours need two months' written notice.
